Hotel Construction

Hotel Construction Across the Southeast

Ground-up builds, PIP renovations, and brand conversions for Marriott, Hilton, Hyatt, and IHG properties — delivered by a builder who knows your brand standards inside out.

Who We Are

A Hotel Builder With Brand Standards in Its DNA

Hotel construction demands a builder who lives and breathes brand standards, PIP requirements, and the operational realities of running a property while you build it. Since 1955, Pinkerton & Laws has delivered more than 400 hotel projects across the Southeast, working with every major franchise family — Marriott, Hilton, Hyatt, and IHG.

Our approach is rooted in pre-construction rigor. Before a single footing is poured, our team reviews the brand standard guide, value-engineers the scope, and builds a critical-path schedule that aligns with your franchise agreement and opening date. That upfront discipline is why owners return to us project after project. Explore our hotel project portfolio to see the range of properties we have delivered.

From our Atlanta office and Orlando office, we serve hotel developers across Georgia, Florida, Alabama, South Carolina, North Carolina, and Virginia. Whether you need a ground-up build, a PIP renovation, or a brand conversion, our regional teams bring local subcontractor networks and code expertise to every site. What We Do

Hotel-Specific Construction Capabilities

Ground-Up Hotel Construction

Full-site development for select-service, extended-stay, and full-service hotels — from site work and structural erection through brand-standard interior fit-out and FF&E installation.

PIP Renovations & Brand Conversions

Franchisor-mandated Property Improvement Plan execution and full brand conversions, including guest room upgrades, corridor modernization, and exterior building envelope work tied to compliance deadlines.

Brand Standard Compliance

Deep familiarity with Marriott, Hilton, Hyatt, and IHG brand standard guides means fewer RFI cycles, cleaner inspections, and a smoother path to brand approval and certificate of occupancy.

Guest-Occupied Renovations

Phased floor-by-floor and wing-by-wing construction in operating hotels, with life-safety barriers, dust control, and schedule coordination that keeps revenue flowing and guest reviews intact.

Dual-Branded & Multi-Building

Complex dual-branded properties sharing a structure but operating under separate flags — we manage the shared-system coordination and brand-specific scope separation that these projects demand.

Pre-Construction & Value Engineering

Detailed estimating, constructability review, and value engineering during pre-construction so owners can make informed scope decisions before mobilization, not after.

How We Work

Our Hotel Construction Process

01

Pre-Construction & Brand Review

We review the brand standard guide, confirm scope, value-engineer the budget, and build a critical-path schedule aligned with your franchise agreement and target opening date.

02

Site Mobilization & Groundwork

Site work, foundations, and structural erection begin with daily quality control checkpoints and a superintendent on site from day one.

03

Structural Build & Envelope

We erect the building envelope to manufacturer details — a focus of our internal quality program — and coordinate with trades for MEP rough-in.

04

Interior Fit-Out & FF&E

Brand-standard guest rooms, corridors, lobby, and back-of-house spaces take shape with coordinated FF&E installation and franchisor inspections.

05

Final Inspections & Brand Approval

We walk the project with brand representatives, resolve any punch items, and secure certificate of occupancy so you can open on schedule.
